  • 3External wall and roof finishes of the extension must follow Drawing Ref: J843-PL01-001 with a neutral-coloured smooth sand/cement render. The natural stone finish on the existing house must be retained and repaired/reinstated using locally sourced natural stone.Design Materials
  • 4Lines of sight at the new entrance must comply with D.M.R.B. The roadside verge must remain unobstructed. No interference with the public road/footpath without Municipal District Engineer agreement. Road opening works require a Road Opening Licence per ‘Guidelines for Managing Openings in Public Roads (2017)’ submitted for written agreement prior to commencement.Traffic Access
  • 5Minimum one flush out valve on the fully pumped soil polishing filter. System and filter constructed per Drawing Ref. J843-PL03-001 and EPA Code of Practice (PE ≤ 10, June 2021). Prior to occupation, a Certificate of Compliance signed by a qualified person with site-specific 'as-constructed' drawings must be submitted. System tested per I.S. EN 12566. Surface water must not infiltrate the system. A domestic grease trap shall be installed. The existing system shall be decommissioned once the new system operates.Wastewater Drainage
  • 6Development shall not impair existing drainage. No surface water runoff to the public road or adjoining properties. All surface water disposed of to on-site soakways/system per B.S. 8301:1985 and BRE Digest 365 with inspection covers. Only clean surface water to soakpits/system; foul/soiled water to the on-site wastewater treatment system.Water Services
  • 7Adequate off-carriageway parking for construction traffic; no road parking. Prevent debris on the public road. Maintain a neat, litter-free site with skips on site. Noise and dust emissions must not significantly impair amenities beyond the site boundary.Construction Management
