Planning precedent report

For the following works at Ennis Road Care Facility, Meelick, Co. Clare: minor amendments to permitted planning permission P15-164 with no increase in floor area. All works have been constructed within the footprint of the permitted building works. Amendments/alterations include the following: (a) Modification to elevations to include reduction in window openings sizes, addition of new windows, addition of new exit doors, removal of stone cladding and change from zinc fascia to aluminium profiled fascia; (b) Partial demolition of existing function room and kitchen area and construction of new building within the same footprint to meet fire safety requirements under FA2017/038. Works also include the remodelling of elevations and internal floor layout to include kitchen, launderette, treatment rooms, offices, activity room, dining area, dayroom, internal courtyard and plant room; (c)Changes to roof styles to replace the original flat roof areas over function rooms, kitchen area and day room; (d) Ancillary site works associated with the development

Permission and Retention permission for minor amendments and additions to permitted planning permission P15-164 with no increase in floor area. Amendments and alterations include a) Removal/exclusion of permitted 203sqm dining room area to rear of the building permitted under pervious planning permission (P15-164 and P17-1002). b) Addition of 118sqm extension to accommodate 4 number bedrooms to the front of the building. c) Retention to existing 85sqm plant and switch room building to rear of site. d) Reconfiguration of internal layout to include the relocation of the treatment rooms, laundry and staff facilities to the rear of the building and relocation of bedrooms to front with an overall increase in bedrooms from 83 to 88. e) Associated elevation changes and modifications associated with the reconfigurations and additional extension f) Ancillary site works associated with the development

For development which will consist of the erection of a new roadside boundary fence including ancillary site works

For a development that will consist of a proposed change of use from haybarn / storage shed to new abattoir, proposed change of use from agricultural use to fridges, cold store and dispatch area. To RETAIN new offices, lean-to building as part of abattoir and first floor plant room with existing connections to septic tank and ancillary effluent storage tank and provision of additional waste water storage tank
