2254: The proposal consists of the following; 1. The construction of a detached storey and a half style dwelling and a detached single storey domestic garage. 2. The installation of a certified wastewater treatment system and a percolation area, to all appropriate standards. A bored water well will be constructed and located to the front area of the site, at a significant distance from the dwelling and the wastewater treatment system. 3. The construction of a site entrance, driveway, forecourt, parking areas, footpaths, patio and hard landscaping areas. A detailed proposal has been made for the site entrance to include, entrance gates, hedging, walls and piers and drainage measures. 4, The comprehensive landscaping of the site to consist of new grass areas, planting beds, trees and shrubbery, earth banks and mounds, a walled garden and all associated site works. Notes: The proposed dwelling will primarily consist of a storey and a half style elements. The dwelling and the garage will be located on the lower elevation of the site and additionally, the dwelling will be partially recessed/sunken into the landscape
